Selling unique small tower location with 814 wands included (GH, ItemID, lightning, mana drain)

Im selling this unique small tower located near the town of vesper. Guard zone to the west and south of tower within a few steps. No houses can be placed within a few screens of the tower.
Huge bulk of wands are included in this deal. Acquired from doing many maps and mibs and never used. I don't have the patience to count the charges but greater heal are in the top right of the bags in the picture, lightning top left, mana drain bottom left and item id bottom right.
-Also included in the house is 274 items consisting mostly of power/vanq fort/invul. Also a few normal masks, low end slayer weapons/instruments.
-60+ lvl 1 maps and 60+ mibs
-bunch of bags on top level mostly of low end magics which were saved for cub
