    How about this.

    Remove everything from the house.

    Sell Tickets starting at 10k for the opportunity to be friended to the house and place a vendor on a tile up against a wall, charge 50k for a door vendor, 30k for a first floor vendor, 20k for a second floor vendor and 10k for a top floor vendor. I don't know how many vendors that could be but I think it's 12 on the first floor and 15 on each of the other two floors. So that's:
    100k on door vendors
    300k on ground floor vendors
    300k on first floor vendors
    150k on roof vendors
    Totalling 850k.

    THEN -

    Once all the spots are filled (like a tamer scroll quest) start a competition to see who can be the first person to farm 1 million in this spot.

    Depositing all gold and loot on their vendor, to show their progress.

    Winner gets the house, for 1 million (that they've farmed) losers get to take their money with them.

    You get 1.85 million and to show everyone why this house is so rad.

    It would be a flurry of awesome PVM and PVP activity in the area.

    I don't know how you could combat cheaters, I guess it would have to be based on an honour system. I'm sure you could get some RP'ers involved to police the event, like those ranger dudes.

    That is up to the OP. If he wants the place to sell, the more information the better, that we agree on. My point is, the house not selling sends him the message that his price is incorrect or his salesmanship is lacking. He doesn't need you to send that message, the market sends it loud and clear. Just let the market do the talking.

    Youre wrong, it is simply THE best Lich Spawn in the Game.
    Only single downside is that it wont spawn Bosses, although im already spoke up for a Dexx-able Midrange Lich Boss on that spot (no Dark one since too Strong for Dexers)

    Covetous level 3 or Deceit, depending on preference or if you are looking for an overworld spawn then one of the Trinsic ruins (3 spawn locations i think) or a graveyard IMO
